THE LOWDOWN

Let’s face it, adding the word ‘luxury’ to the likes of ‘self-catered’ and ‘holiday let’ can prove a contradiction in terms. Not at the Honeybridge Estate. Encompassing three distinctive, fully self-contained properties, this West Sussex country retreat offers the best of all possible worlds. Whether you opt for the timber-framed Barn, the Cottage (yes, it’s rose-clad) or the Regency-style House with its spa-grade pool and sauna, time spent here combines the independence and intimacy of a home stay with the polish and poise – not to mention impeccable concierge services – of a top-tier hotel.

Nor is that the only smart trick Honeybridge pulls off. As well as charm, its historic buildings pack in up-to-the-minute treats like Nespresso machines and powerful showers. Their interiors are immaculate yet still manage to feel personal. And while there’s plenty on this 17-acre estate to occupy offspring with energy to burn, none of that intrudes on its more tranquil enticements: shady hammocks positioned just-so, a lake for cooling dips, hot tubs for sunset viewing and year-round unwinding beneath the stars. Framing it all are pastures and woodland, with the ancient line of the South Downs scored along the horizon. You’d never guess that Honeybridge is just half an hour from Gatwick.

It’s easy to conjure reasons for a visit to this secluded idyll, from retreats and summer staycations to enamoured weekend escapes, but family-wide celebrations are definitely up there. Opt for exclusive use of the entire estate, and you could throw a party for an extended clan of over 30 without anyone feeling penned in.

Having already heard plentiful praise, I wanted to push its enchantment to its limits. You know those getaways you’re forever planning (and failing) to organise? Having long wanted to book a three-generation girls’ escape with my daughter, her grandmother and her aunt, we’d finally found a date. Reader, it was as unpromising as you could imagine: a term-time, midweek night in early spring, with squally weather forecast.

THE VIBE

Arriving by car you can feel Honeybridge’s draw as soon as you turn off the A27 and begin winding through thickly hedged lanes. Until 2021, the estate was lived on by the family that’s owned it since 1984, and this underpins its magic. Even the most imposing property, its wisteria-clad, bow-windowed beauty of a main House, which sleeps 12 adults and 6 children, exudes authentic warmth. Inside, it’s filled with light and soft colour.

No squabbling over the best room here – they’re all gorgeous. Throughout, furniture and artefacts spanning three centuries add eclectic touches, enlivening airily elegant décor. The owner happens to be an art collector, and there are works of contemporary artists whose names will mean something to those in the know, without intimidating the rest of us.

The Cottage at Honeybridge Estate, Sussex

The Cottage is closest to the House, accommodating up to 5 adults and 5 children with its inglenook fireplace and rustic oak accents. Our digs for the night were the 16^th-century Barn, glowing warmly on the edge of a bluebell-hazed coppice just a short stroll away. Its topsy-turvy floorplan places bedrooms with terraces downstairs, and a balconied, open-plan living space upstairs.

It works beautifully, ensuring snugness and leaf-filtered light for rest, and beamy rafters and zesty colour pops for communal fun and feasting. The space flows intuitively up here. There’s a long dining table at one end and a discreetly well-equipped playroom – complete with clever sliding partition – at the far end. In between are sofas for curling up on and a generous-sized fireplace. (We were already plenty toasty but a couple of logs blazing in the hearth later on completed the picture.)

There’s also a generously sized balcony, as lovely for guzzling your morning coffee on as sipping a sundowner, and ladder steps leading up to a mezzanine room with a sofa bed – an ideal teen lair.

RELAXATION

The House has its own formal gardens, complete with sculptures, thick yew hedges with secret arches cut into them, and picturesque water features. With the addition of birdsong, bright in the dusk, and magnolia petals scattered across the lawn it gave off irresistibly Secret Garden vibes.

The House also comes with a vast indoor infinity pool yielding views over the ancient landscape, and there’s a seriously nice sauna and hot tub as well. You needn’t feel hard done by if you’re staying in the Cottage or Barn, however: each has its own highly satisfactory hot tub.

Another special draw here is the lake. Petite and lily-covered at the right time of year, you can fish in it but its waters are safe for wild swimmers, too. With its wooden bridge and prettily planted paths, you could while away a blissful summer’s afternoon on the jetty, toes a-dangling. I strolled down a little after dawn the following morning with a mug of tea, and it was the very essence of tranquillity.

CHILD’S PLAY

There is a lot for kids of all ages here. Parents of more rumbunctious personalities might feel more staying comfortable in the Cottage or Barn, purely from a breakables point of view, but wherever you’re berthed, the estate affords a freedom that’s rarely encountered beyond the pages of vintage children’s literature. It’s self-contained of course, but various terraces, hammocks and benches mean you can also keep tabs without them feeling it.

There are football and cricket pitches, a tennis court and a ping-pong table, with a swing hung from a giant oak. Bikes in all sizes are parked outside a little wooden building that houses the games room, a tucked-away eyrie filled with the likes of snooker and table football, sure to be claimed by older kids as their den. (There’s even a decent electric piano, so no excuse for skipping practice!)

Two further highlights: a tree house in the bluebell woods, and a zipwire. There was so much to squeeze in, we only remembered the zipwire as were packing up the following morning. Don’t confuse this with the kind that you find down at your local playground: epic is the word. Trying it out myself first seemed the responsible thing to do, and let me tell you, it was thrilling. It made the perfect finale to a micro stay with maxi benefits, proving both restful and invigorating.

SCOFF & QUAFF

A private chef can be hired for your stay but otherwise the estate is self-catered, which can be a boon for anyone needing to fill little tummies with on-schedule familiarity. In the pristine kitchen, organised drawers revealed just about every utensil imaginable, and our patio came with an outdoor grill and comfortable seating, which would have been bliss in a balmier season.

Welcome hamper at Honeybridge Estate, Sussex

On arrival, we found flowers and a welcome hamper filled with Great Taste-starred local treats, including organic cheeses, estate preserves and a bottle of fizz from the nearby Wiston vineyard. In short, all the fixings for a stylish aperitif and a feast of a breakfast the following morning.

Had we fancied something more substantial, the rewilded Knepp Estate is virtually on the doorstep, with its sustainable produce and lifestyle store and the Wilding Kitchen, which has a newly shining Michelin Green star. For upscale pub fare and local ale, the Fountain Inn is just down the road.

PILLOW TALK

On each side of the Barn’s staircase you’ll find a room with a double bed and another with twins or bunks. The layout is typically thoughtful, meaning that two families could share and still feel they had their own space come lights out, minimising the kind of fizzy sleepover glee that results in late nights and cranky mornings (and nope, we don’t mean just the kids).

Each room is named for a different bird or animal, and beamy details add character to plush neutrals. They also come with their own mini libraries, and Duck, which features the bunks, also has a giant teddy bear in residence. Sleep is deep here. I’d set an alarm for early the next morning, determined to be the first up and enjoy a moment of contemplative stillness down by the lake. It was worth it but I shall be dreaming of that cloud-like bed for a while yet.

OUT & ABOUT

It’s hard to imagine wanting to leave the estate but if you were to outstay the two-night minimum, tempting excursions abound. Historic Arundel is 20 mins away, its steep streets overlooked by a noteworthy castle. The Arundel Wetlands are well worth a visit, too. Drive for 30 mins and you reach Petworth, recently singled out by The Times as one of the best places to live in the South East and a Muddy favourite, filled with galleries, antiques and good food. Get your timing right, and you can enjoy the market town’s first-class arts festival. For trips a little further afield, consider the Weald and Downland Living Museum and Chichester Festival Theatre.

DOG-FRIENDLY?

Two dogs per property are welcome but you need to arrange it in advance with the Estate.

ACCESSIBILITY

Good although the historic nature of the buildings means there are some limitations. It’s best to make direct enquiries with the Estate, who’ll be glad to help.

THE MUDDY VERDICT

Good for: Anyone in need of a unique backdrop for milestone birthday or anniversary celebrations, a multigenerational family get-together, or a super-indulgent rural reset.

Not for: Folk craving bright lights and urban bustle. Also, if you’re flying solo, you’d rattle around a bit even in the Cottage so be sure to bring a pal or two.

The damage: Prices vary from season to season but are in line with what you’d expect given the Estate’s uniqueness and indeed loveliness. The Barn starts at £2,200 for two nights and £3,800 for seven, while the House begins at £5,100-£8,500. For exclusive hire of the entire estate you’re looking at £9,800 and upwards for a three-night stay.
